11-5-25 - From Overlooked to Optimized: Clients Real Estate in the Financial Plan

Clients know and “earmark” the equity in their real estate holdings in their mind, but how do we bring solid numbers and strategies into our planning practice to make sure clients are taking the right steps ahead of time.

This program aims to help advisors incorporate real estate into their practices and to identify underperforming properties as well as how advisors can utilize their clients equity to retire sooner and wealthier.

Objectives/areas we will cover:

  • Adding value for clients who own rental properties
  • How to analyze your clients real estate holdings. How to utilize "underperforming equity" in real estate so your clients can retire sooner and wealthier.
  • Case Studies: before and after
  • Understanding the power of the 1031 Exchange to unlock underperforming equity.
  • Real Estate investment options 101
  • Process and due diligence for advisors
  • Resources for advisors and clients

Speakers:
Scott Fong, President and Founder, SIFF Investment Services

Rich Arzaga, CFP®, CCIM, The Real Estate Whisperer® Financial Planning

Scott Fong is the President and Founder of SIFF Investment Services. The company was established in 2002 to provide comprehensive planning and consulting for real estate investors. His prior career as a Financial Advisor helped him realize that the real estate space needed financial expertise, not just more realtors selling properties.

SiFF’s main focus is consulting with investors who are retired or approaching retirement, helping them navigate 1031 exchanges to increase their rental income. SIFF Investment Services also works with owners of investment properties, vacation homes, and highly appreciated primary residences. Because most investors never receive regular analysis on their properties, SIFF is able to increase their investors' rental incomes by an average of 60%.

As an industry educator, Fong has presented to both the FPA and CPA firms, educating financial planning and accounting professionals on the importance of providing annual reviews for their clients' real estate holdings.

Rich Arzaga is a unique blend of financial planner and real estate expert, holding the rare dual credentials of CERTIFIED FINANCIAL PLANNER® and Certified Commercial Investment Member (CCIM), the top designation in commercial real estate. As the Founder of The Real Estate Whisperer® Financial Planning, he helps real estate investors and their advisors navigate complex decisions, such as buy-sell-hold strategies, cash flow modeling, 1031 exchanges, and advanced tax strategies. Rich is a long-time, honored instructor in the UC Berkeley Personal Financial Planning program. As an alternative to working out extensively, he has visited all 30 Major League Baseball parks.
