CAI Board Leader Certificate - A $100 value on us!


Both CAI and non-CAI board members and managers are welcomed. Only CAI board members will receive the certificate, 

on-line benefits and resources that go along with it. Must attend all four sessions.


In recognition of completing the program, you will be awarded an online certificate of completion and an opportunity to be listed on the CAI website with your name, city and state (CAI board members only). You will have access to CAI National resources on-line for one year.


If you live in a condominium, homeowners association, or housing cooperative, you know how important it is to have an effective governing board of directors. The CAI Board Leader Certificate is designed to provide a foundation for effective community association board leadership.  


Whether you are an experienced board member or just thinking about getting involved, this certificate will help you become a more informed and effective leader. 


Roles & Responsibilities, Governing Documents

Session starts you on the right path and helps you understand the legal authority for your association. It also clarifies the duties and responsibilities of each board member and the professionals who are available to assist the board.


Meetings, Communications, Professional Advisors

Session involves communications, meetings and volunteerism. It helps you learn how to maximize volunteer involvement in your community association by improving board communications, conducting effective meetings and building community spirit. 


Because putting together the right team of professional advisors and service providers to support your association can be challenging, the session provides practical tips on finding, evaluating and hiring qualified professional advisors and service providers.


Financial Management

This fundamentals of financial management session introduces the fundamentals of association financial management, including guidelines for protecting your association’s assets, preparing a budget, planning for the future and collecting assessments.


Rules and Conflict Resolution

The association rules and conflict resolution session explores guidelines for making reasonable association rules, enforcing rules fairly and resolving conflict effectively.

CMCA Course


Dr. Engblom holds multiple credentials including Ph.D, CMCA, AMS, PCAM, ARM, CPM, EBP. He is a national speaker. Dr. Engblom has an academic background culminating in a Doctorate in Business Administration focused on job satisfaction and education for community association managers.


His CMCA review class is a review and prep course for the CMCA exam, tailored for community association managers. Topics in the course include: meetings; governance & legal issues; budgets & reserves; investments & assessments; financial controls; risk management & insurance; property maintenance; contracting; human resource management; test strategies (including example test questions).

CAMICB’s FAQ states that they do not release grades or pass and fail rates. However, one source claims the exam has a 50% fail rate! Unverified, but stated by several sources, Dr. Engblom’s class provides a success rate of 90% using methods and techniques.
