To support day-to-day operations, the Board partners with FirstService Residential, a professional management company that carries out responsibilities under the Board’s direction and in compliance with state and federal regulations.

Homeowner assessments are billed semi-annually and are essential to funding the operations, maintenance, and amenities of The Villages of Woodland Springs. Assessment Details: • Dues will be applied to accounts on January 1st and July 1st in the amount of $436.97 ($873.94 annually) • Full payment is due by the 30th of January and July to avoid late fees

| Assessment Payment Options and Autopay Guidelines
This is important information regarding HOA assessment payment methods and autopayment setup guidelines to help homeowners ensure timely and accurate payments.
HOA Dues – Autopayment Setup (ClickPay) Please note that when setting up autopayments through ClickPay for semi-annual HOA assessments, special timing requirements apply. Payment Dates: Autopayments must be scheduled to occur on January 1 and July 1.
Posting Schedule: HOA assessments are not posted to accounts until five (5) days before the due date.
Early Withdrawals: If autopay is set to withdraw funds before the assessment is posted, the payment will fail because no balance exists yet.
Important Autopay Notes Homeowners may pay early by manually entering the amount they wish to pay instead of selecting “balance due.”
HOA assessments cannot be set up as a bill payee through a personal banking institution because the HOA is not configured to accept direct deposits.
Autopayments are only available through ClickPay.
Alternatively, payments may be made by mailing a check to the address listed on the assessment notice.
Four Ways to Make a Payment
1. Online Payment (ClickPay via FirstService Residential) Visit www.FSResidential.com and click “Make a Payment.” Create an online profile and connect your home using the account number listed on your statement or coupon book. Features include free recurring ACH autopay, one-time ACH payments, credit/debit card payments (fees may apply), automatic recurring payments, and payment history tracking. 2. Bill Pay (Manual Only) Make payable to The Villages of Woodland Springs with your account number. Mail to: The Villages of Woodland Springs c/o FirstService Residential PO Box 30343 Tampa, FL 33630-3343
3. Mail a Check Make payable to The Villages of Woodland Springs and include your statement stub. Mail to same address above.
4. Pay in Person You may make a payment in person using a credit or debit card, or by bank account using eCheck/ACH. Bank payments require a routing number and account number; writing out a physical check is not required. Consider paying by eCheck/ACH instead of a card, as this option usually has lower or no service fees.

| Requesting a Payment Plan
If you are going through a financial hardship or think you may have trouble making your payment on time, please contact us at vows.admin@fsresidential.com, or by calling (817) 741-1719, so we can review options and provide support.
Eligibility:
- Only one payment plan may be requested per calendar year.
- If you default on a payment plan, you are not eligible to request another for two years.
- If you have previously defaulted and wish to request a new payment plan, you may do so only with prior approval from the Board of Directors.

| Community Pools
The Villages of Woodland Springs offers access to six private community pools for residents to enjoy during the warmer months. Whether you are looking to swim laps, relax with your family, or let the kids cool off, there’s a pool nearby to meet your needs. Pool Season The pools are open annually from May through September, weather permitting. Specific opening and closing dates are announced on our website and social media.
Access Requirements • Residents must have a pool key fob or mobile app access to enter all pools • Each home is eligible for one complimentary fob; replacements are $25 each. A maximum of two fobs are allowed per home • Mobile access is available for homeowners only • Renters are eligible for a key fob only and must be registered by the homeowner or property management company before gaining access to the pools • Pool fobs can be picked up at the onsite office during business hours
Pool Rules - Violations of pool rules may result in suspension of access • Children 15 and under must be accompanied by a resident 18 or older who has a pool fob and photo ID • Residents ages 16 and up must have a pool fob and photo ID to enter • Each household may bring up to 4 guests per visit • Trespassing after pool hours or during closures is prohibited. • No glass, alcohol, or smoking inside the pool area • Pets are not allowed within the gated pool areas • Proper swimwear is required • All swimmers who are not potty-trained must wear swim diapers • Pool monitors and staff must be respected at all times • Please help keep the pool clean by picking up after yourself and following posted guidelines

| Renting the Amenity Center
The Amenity Center at The Villages of Woodland Springs is available for private rentals by residents in good standing. It’s a great space for hosting birthday parties, baby showers, meetings, and small community gatherings. This spacious yet cozy venue includes a state-of-the-art full kitchen, (11) 60” round tables, (12) 6’ rectangular tables, and 78 chairs, making it perfect for your next party or event.
Rental Guidelines • The Amenity Center is available for half-day and full-day rentals depending on the day of the week • Rentals are for residents only; proof of residency and ID are required • A security deposit is due at the time of reservation and is refundable if the space is left clean and undamaged • The rental includes access to the main room, kitchenette, and restrooms • Renters are responsible for setup, cleanup, and ensuring all rules are followed during the event • The space is available on a first-come, first-served basis, and popular dates fill quickly • Reservations can only be made up to 90 days in advance
How to Reserve 1. Visit thevillagesofwoodlandsprings.connectresident.com 2. Log in to the homeowner portal 3. Click on “Amenity Center” 4. Fill out the application to reserve 5. You will receive confirmation once your reservation is approved or denied 6. You have 3 business days from the day you place the reservation to submit the forms along with your deposit check to the onsite office. Remember, first-come, first-served, so don’t delay. If not received within the 3-business-day window, your reservation will be cancelled. Reservation forms can be found on VOWSHOA.com > Amenities > Amenity Center Reservation Form link 7.Once your check and information have been submitted, the reservation will be confirmed or declined by the office staff, depending on the current status of the date you have chosen, as well as your account balance. | Trash and Recycling Service
Trash and recycling services in The Villages of Woodland Springs are provided by the City of Fort Worth. Service schedules and guidelines are subject to change based on city policies, so residents are encouraged to verify details at fortworthtexas.gov/solidwaste.
Service Overview: • Trash Collection: Weekly curbside service every Monday • Recycling Collection: Provided every other week (blue cart) • Bulk Waste Pickup: Once per month, every 2nd Monday • Yard Waste: Must be placed in paper lawn bags or securely bundled for collection Service Guidelines: • Place carts at the curb no later than 7:00 a.m. on your scheduled collection day • Maintain at least three feet of clearance between carts, mailboxes, vehicles, or other obstacles • All waste must be contained within the cart with the lid fully closed; excess waste will not be collected • Bulk and yard waste items may be placed at the curb beginning the weekend prior to your assigned bulk pickup week For Additional Information: Residents may request additional carts, view pickup schedules, or report service issues by contacting Fort Worth Solid Waste Services at 817-392-1234 or by visiting their website. |

| Community Standards & Compliance
To help maintain the quality and appearance of The Villages of Woodland Springs, all homeowners are expected to follow the community’s Design Guidelines and CC&Rs (Covenants, Conditions & Restrictions). These standards help protect property values and ensure our neighborhood remains a welcoming, well-kept place to live. Before making any changes to the exterior of your home, including additions, painting, fencing, landscaping, or patio projects, an Architectural Control Committee (ACC) Request must be submitted and approved. Starting a project without prior approval may result in a violation. Our Compliance Coordinator is here to support you. | Architectural Control Committee Request Information
If you are planning any changes to the exterior of your home, you must submit an ACC (Architectural Control Committee) Request and receive approval before starting any work. This helps ensure that all improvements follow the community's Design Guidelines and maintain the overall appearance and value of The Villages of Woodland Springs.
Projects that require approval include but are not limited to: • Fence installation or replacement • Exterior painting • Patio extensions, pergolas, or deck construction • Roof replacements • Major landscaping changes • Installation of generators, AC units, or solar panels • Exterior lighting or decorative elements
How to submit a request: 1. Visit thevillagesofwoodlandsprings.connectresident.com 2. Log in to the homeowner portal 3. Click on “Architectural Modifications” 4. Fill out the form with detailed information about your project 5. Include supporting documents such as drawings, photos, or material samples if applicable 6. Submit the request and allow time for the ACC to review (Requests are typically reviewed within 60 days or sooner)
Do not begin any work until you receive written approval. Starting a project without approval may result in a violation.

| Leasing Guidelines for Homeowners
If you plan to lease your home in The Villages of Woodland Springs, please be aware of the following rules and requirements. These policies are in place to protect the community and ensure all residents, owners and tenants alike, understand and follow VOWS HOA standards.
Leasing Rules Overview • Entire Home Only – Homes must be leased in full. Room rentals or partial leases are not allowed. • Single-Family Use Only – Leased homes must be used for single-family residential purposes only. • Written Lease Required – All leases must be in writing and compliant with the community’s governing documents. • Provide Rules to Tenants – Owners must give tenants a copy of the CC&Rs, Bylaws, and Design Guidelines. Tenants may be required to acknowledge receipt in writing. • Owner Responsibility – Homeowners remain responsible for their tenant’s behavior, property upkeep, compliance, and all assessments. • Maintenance Supervision – Owners must ensure leased homes are maintained to community standards, including lawn care and exterior appearance. • No “For Rent” or “For Lease” Signs – Only one approved sign may be displayed. Yard signs, vehicle signs, and window signs are not permitted without written Board approval. • Amenity Access – Only homeowners residing in the home may use community amenities. Owners may delegate access to tenants, but the HOA may require documentation. • No Surrogates – Tenants cannot act on behalf of the owner unless legally designated as a proxy or attorney-in-fact for HOA purposes.
Registration and Fees • Tenant Registration Required – Homeowners must register tenants within 30 days of each lease and upon each renewal or transition to a month-to-month lease. • Annual Re-registration – Required even if the tenant has not changed. • Registration Fee – A $150 fee is due at the time of registration. Renewals, extensions, amendments, or month-to-month transitions requires registration payment.
Fines and Enforcement Failure to comply with these rules may result in fines or suspension of community privileges. The Board has full authority to enforce all leasing rules as outlined in the Fine and Enforcement Policy.
