Construction on the Colorado Aerospace Business Center (CABC) has begun, marking the start of a $75 million project aimed at creating a hub for aerospace companies in Colorado Springs. With the first phase scheduled to be operational by mid-2025, the site's design and infrastructure cater to the specific needs of high-tech and government contracting firms in the aerospace industry.

PROJECT SUMMARY

The Colorado Springs Aerospace Business Center (“CABC”) is a new industrial and retail development positioned on +/- 31 acres at the north west corner of Bradley Rd. and Foreign Trade Zone Blvd. in Colorado Springs, Colorado. The development will deliver in phases, with the first phase consisting of 84,750 SF of small-bay industrial warehouse. The full development program has potential for 5+ industrial buildings ranging from 19,519 SF up to 123,000 SF, plus 3 retail pads at the corner of Bradley and Foreign Trade Zone Blvd. The first phase of development is slated for core and shell delivery in Q2 2025 and future phases will commence based on market demand and absorption.

The developer intends to accommodate tenant requirements and needs for SCIFs, fiber redundancy, antenna installation, heavy power, drive-in and dock high loading, site security with the ability to fence individual buildings, and outdoor storage. The Colorado Aerospace Business Center (“CABC”) is located 4.4 miles from the Colorado Springs Airport terminal, a 6-minute drive. The site is also within a 5 minute drive of the Bluestem Prairies Open Space and Big Johnson Reservoir located in Fountain, and is attracting hundreds of new housing starts due to the growth in area employment.
